EdgeLine lands in valley homes through architects drawing steel-look elevations and the custom builders who supply them; this page is for the owners of those homes, and for anyone weighing steel-look aluminum before they buy.

What the Quartz EdgeLine Actually Is

EdgeLine exists to solve one problem: architects keep drawing steel windows, and steel windows are expensive, heavy, conductive, and slow. Quaker's answer is a 3-1/4-inch-deep extruded aluminum frame with a minimum 0.080-inch wall — thick for a residential window — thermally broken with the same Azon poured-and-debridged polyurethane barrier used in its commercial products. The result is a frame that shows 1-3/8 inches of metal on a fixed unit and 2-1/4 inches (2-7/16 on the casement data sheet) on an operating vent, close enough to a steel section that with black powder coat and simulated divided lites most people cannot tell the difference from the sidewalk.

Quaker's literature is inconsistent on whether to call this OptiCore. The August 2024 EdgeLine sales sheet says "Patented OptiCore Technology Framing System"; the OptiCore page on the same site names only CityLine and TimberLine. The construction is a poured-and-debridged Azo-Core barrier either way; what EdgeLine lacks is the 4-1/8-inch frame depth that gives CityLine its thermal margin.

The window catalog is the most complete in the collection because it includes a single hung, which neither sibling offers. Direct sets run 10 to 120 inches in both dimensions. Roto casements go to 48 by 84, push-out casements to 36 by 84, awnings to 72 by 84, and the single hung — built on Quaker's SolidCore frame with Class 5 balances — reaches 72 inches wide or 132 inches tall within a 180-inch united-inch cap. Doors borrow from CityLine: the 5-inch C-Series sliding door, a swinging door with a 4-1/2-inch frame and 10-inch bottom rail, a lock box door with 2-1/4-inch sightlines for pairing with fixed glass, and the M-Series multi-slide. No lift & slide, no bi-fold, no pivot.

Finish is the full Quartz powder-coat card — about 30 standard colors and roughly 35 including textured and heat-reflective darks — to FGIA 2604 standard or 2605 upgrade, with two-tone interior/exterior available. Hardware is a concealed CHIC hinge with a low-profile multipoint lock lever; screens are FlexScreen. Within Quartz, EdgeLine is the steel-look specialist beside the large-glass Quartz CityLine and the wood-interior Quartz TimberLine. In the wider market its peers are Kolbe VistaLuxe AL and Marvin Modern, the narrow-frame systems we carry.

The Numbers That Matter

Structure first, because it is EdgeLine's best number. The direct set carries AW-110 on the sales sheet — 110.3 psf, 0.01 cfm air, 15.04 psf water — and AW-100 on the detail page; either is the highest structural rating in the Quartz collection and far above what most narrow-frame systems publish. Casements and awnings carry CW-80 (80.2 psf) on the sales sheet and CW-PG90 on the casement data sheet. The single hung publishes AW-PG50 to AW-60 depending on the document. Doors: LC-PG50 at 90 psf on the swing and lock box, AW-PG50 on the slider, R-15 on the multi-slide.

Thermal is where you have to read carefully. Quaker's three documents do not agree:

We are not going to average those into a range. What they say collectively is that EdgeLine fixed units perform well for an aluminum frame — under 0.30 with a standard Low-E package — while the operators pay a real thermal price for their slim vent rails. A 0.43 casement is well above the 0.30 we target in climate zone 5B and will show frost at the interior rail on a cold morning at normal indoor humidity. Triple-pane in the 1-3/8-inch pocket pulls that down. Your unit's NFRC label is the number that applies to your house.

SHGC publishes 0.24 to 0.37 on fixed units and 0.20 to 0.32 on operators. Condensation resistance is 49 to 62 on the picture and 45 to 48 on casements and single hungs. Doors run 0.34 to 0.39 on the slider, 0.38 on the multi-slide, and 0.39 on the swing and lock box.

How It Ages in Idaho — and What Usually Fails

EdgeLine is too new for a long record, so these are field notes on its construction type — slim, thermally broken architectural aluminum with SDL grids and, on operators, comparatively warm U-factors — and what zone 5B does to windows built that way over 10 to 25 years:

• Interior condensation and frost on operators. The defining maintenance issue for slim aluminum vents. At 0.31–0.43, a casement or awning rail reaches dew point on cold mornings at ordinary indoor humidity; windows of this construction commonly show frost at the meeting rail in January, water on the sill by noon, and — over many winters — corrosion at the lock hardware and staining on whatever the sill is made of. Humidity control (30–35% in winter) is the fix; it is not a defect.
• Insulated glass seal failure. As on all dual-pane units: fog or a water line between panes, south and west exposures first, second decade. On steel-look fixed units the SDL bars complicate the glass swap — the bars are adhered to the glass and have to be transferred or replaced to match — which is why EdgeLine glass repairs cost more than plain lites.
• SDL bar adhesion. Simulated-divided-lite bars on dark frames in full sun cycle hard; Quaker warrants them against detaching for 10 years for a reason. A loose or rattling bar is a re-adhesion job, not a glass failure.
• Single-hung balances. Class 5 balances on tall single hungs (to 132 inches) carry heavy sashes and lose tension in the second decade; a sash that will not stay up is a balance, not a frame problem.
• Powder-coat chalking and multi-slide wear. FGIA 2604 dark finishes on unshaded exposure commonly chalk after 12–15 years (2605 holds longer), and the M-Series doors share CityLine's roller, track and sill-weep maintenance.

Warranty and Service, Locally

The June 2024 Quaker Limited Warranty for Luxury Homes covers factory insulated glass for 20 years (10 on oversized or laminated lites, and 10 above 3,500 feet with required capillary tubes), 2604 powder coat for 10 years and 2605 for 20, hardware for 10 years, SDL bars against detaching for 10 years, and labor for the first year. It is written to the original homeowner and does not transfer.

Warranty claims go through Quaker and the dealer or builder that originally supplied the units; original owners inside the coverage window should start there, with paperwork. Second owners have no coverage, and interior condensation damage was never covered for anyone.
